You shouldn't take any builder's word for it, including ours. With us, payments release per completed milestone with photo/video evidence before you pay; the contract is with a licensed PT you can verify in the public registry — ask us for the lookup steps — and we'll give you past clients' numbers so you can ask them anything without us on the call.

They're real, and they follow a pattern: no valid permits, or land that could never be built on. We don't sign a build contract until the plot's zoning, land title class, and PBG permit pathway are confirmed. The contract price is fixed for the agreed scope, with exclusions listed openly. Only three things can change it — a change you request, subsurface conditions with evidence, or force majeure — each through a written change order you approve first. "Variations" as an open category is how budgets blow out; we don't have one.
The big firms are real companies doing good work — the honest difference is the model. We're founder-run: the person accountable for your build is the person you meet, on our sites weekly, on your WhatsApp. Some buyers want the big-brand machine, some want the builder himself. For a typical 2–4 bedroom villa: 3–6 months for design and the PBG permit, then roughly 8–14 months of construction depending on scale and site conditions. Anyone quoting dramatically faster is either excluding the permit phase or planning to build without one — ask which.
