Building a villa in Canggu & Berawa

Bali's densest villa market: converted rice-field land, world-class rental demand, and the island's most complicated neighbour dynamics. Great builds happen here — with eyes open.

Rice-field ground needs engineering respect

Much of Canggu sits on former paddy: soft, water-retaining subsoil that demands proper foundation design — deeper footings or piling on some plots. A soil test before final structural design is money that saves money. Cheap quotes here often assume ground conditions nobody verified.

Subak is not decoration

The traditional irrigation channels crossing many plots carry legal and community obligations. Blocking one is how projects acquire enemies and stop-work orders. A serious builder walks the water lines before quoting.

Density, access, neighbours

Shared lanes, party walls, construction-hour sensitivities: Canggu builds succeed on logistics planning and neighbour relations as much as engineering. Ask any builder you interview how they handle material staging on a one-truck lane — the answer tells you if they've actually built here.

Zoning still rules everything: pockets of green zone survive between the villas. Pre-check the plot free before committing, and vet every builder — including us.
