Clifftop views, limestone ground, tourism zoning — the Bukit's southwest corner is Bali's premium build territory, and its most unforgiving for the unprepared. We're based here, in Pecatu.
The Bukit is a raised limestone plateau: excavation is slower and harder than in Bali's volcanic-soil areas, but the ground is stable once cut — foundations here are about rock-cutting cost, not soil engineering. Budget realistic excavation line items; a quote that prices Uluwatu digging like Canggu digging will "variation" you later.
Mains water is patchy across the plateau. Serious builds plan storage capacity, delivery logistics or deep-well options from day one — retrofit water strategy is expensive and ugly.
Much of the coastal strip carries tourism zoning (good for STR villas), but cliff setback rules are enforced — the 2025–26 enforcement wave made "how close to the edge" a legal question, not an aesthetic one. Check the plot's designation and setbacks before falling in love with a view. The free pre-check does exactly this.
