Mature, central, permanently in demand: this belt is less about frontier risk and more about renovation economics, tight-plot design, and doing premium work in a built-out neighbourhood.
Much of the housing stock here is 15–25 years old. The tempting "just renovate" path can carry old permit problems forward: structures that never matched their approvals, additions nobody permitted. Sometimes a rebuild with clean PBG paperwork is cheaper than legalising history — get both numbers before deciding.
Land prices push builds vertical and detailed: basements, rooftop decks, sound insulation from busy streets. Finish-level decisions dominate budgets here more than structure does — which makes line-by-line quote comparison especially valuable: two "3-bedroom villa" quotes can describe entirely different buildings.
Working hours, parking, deliveries past cafés and guesthouses: builds here succeed on neighbourhood management. Ask candidate builders for a recent reference within a kilometre — then call them alone.
