A builder's construction quote is rarely your total budget. Permits, ground conditions, design changes, and imported finishes add 20–40% on top. Here's what to budget for beyond the quote.
A geotechnical survey costs $1,500–3,000 but prevents $20,000–50,000 in surprise foundation costs. Without it, the builder quotes foundation on speculation. When excavation starts: soft soil means deeper footings, more concrete. Water table issues require different approaches. Rocky terrain requires blasting or extensive manual work. The cost explodes. Insist on a soil test before you accept a foundation price. This is the most important single line item to verify.
The first 1–2 minor changes might be absorbed by a generous builder, but changes cost real money: moving a wall, reconfiguring MEP runs, switching to a different finishing material — each requires rework and potential delays. The rule of thumb: a major design change costs 5–15% of the affected work scope, plus 2–4 weeks of timeline. If you want flexibility mid-build, budget for it upfront (10–15% contingency for "we'll refine this during construction") and formalize each change in a written change order before work starts.
Local ceramic tile: $20/sqm installed. Imported porcelain: $50–100/sqm. Local fixtures and paint: list-price budget. Imported sanitaryware and lighting: 25–35% premium over local. For a 250 sqm villa, choosing imported throughout can add $15,000–40,000 to finish costs. Builders often quote provisional sums for finishes because you haven't selected yet. When you choose materials during the build, the actual cost emerges — and it's often higher than the provision. Get the finish palette locked before signing if possible, or understand that provisional sums will likely exceed the initial estimate.
Start with the builder's construction quote. Add: permits ($3K–8K), soil test ($1.5K–3K), site infrastructure ($5K–15K), contingency (10–15% of build cost). Estimate design-change buffer if you're not locked into final design. Choose your finish palette or budget for provisional-sum overages. Result: your true all-in project cost. A 250 sqm villa with a $130,000 construction quote will likely total $160,000–180,000 all-in once hidden categories are added.
